For property and owners' association managers

Tenants and owners, each on the right route

A leak in a flat, a lift that has stopped, a question about service charges. The agent hears who is calling, takes the report and passes emergencies straight on, also outside office hours.

What we record
Talk now runs on one network, from one provider. No recordings are made and no conversation history is kept; no diagnostic reports leave your browser either. After the call the agent does write a short report: who you are, what your question was about, what you asked and what was discussed, in its own words and never verbatim, so we can follow up; it says so during the call and leaves it out if you prefer. What is logged technically for the connection itself falls under the data processing agreement. Get a call: your number is saved as a demo request in our CRM, we call you back and may follow up afterwards; details in our privacy policy.

What residents notice

The same weekend, twice

Example weekend, reports per part of the day
until Monday emergency FridaySaturdaySunday
  • Now waits on voicemail until Monday. The agent takes it on.
  • Real emergencies, straight to the emergency service

An example: on the left as it goes now, on the right with the agent in front.

  1. Fri 17:50
    Today

A leak in the stairwell ends up on voicemail.

With an AI agent in front

Recognised as an emergency, emergency service called in.

  2. Sat 10:15
    Today

The lift in block A has stopped. Residents call one after another.

With an AI agent in front

Owners' association report logged, with block, lift and since when.

  3. Sun 13:30
    Today

An owner with a leaking shower waits until Monday.

With an AI agent in front

Explained straight away that owners arrange this repair themselves.

  4. Mon 08:30
    Today

The service desk starts with a full voicemail.

With an AI agent in front

Reports and callback requests are with the right department.

On Monday your service desk starts with the questions that need a person.

What the agent does

From report to the right department

  1. 1

    Answers

Also on Saturday evening, and when the whole complex calls at once.

  2. 2

    Hears who is calling

Tenant or owner: that decides the route.

  3. 3

    Asks

Address, block, what is broken and since when.

  4. emergency to your emergency service 4

    Recognises urgency

By your rules, not by a gut feeling.

  5. 5

    Sets it up

With the maintenance contractor or the right department, with a report number for the caller.

And when the call goes differently

What will my service charges be?

The agent does not quote amounts. It sets up a callback request with the finance department.

I have lost my access pass

For security reasons the agent does not handle that by phone. A colleague calls back to verify the request.

And where the report lands

  • Your emergency service

Only real emergencies, with a complete report: address, block and what is going on.

We assess which integration you need during the intake. You can also start without one, with a daily handover.

Money and disputes stay with your people. Service charges, rent arrears, nuisance or a decision by the owners' association: those belong to your staff. The agent quotes no amounts, takes no sides and sets up a callback request with the right department, question included.

And if the agent cannot resolve it

Then we put the caller through to your service desk. Outside office hours it becomes a callback request, and when urgency is in doubt the report always goes through.

Frequently asked questions

What property managers ask us

How does the agent know whether a tenant or an owner is calling?

It asks, unless the caller has already said so. With an integration with your management system it also recognises the address, and sees whether it is a rented home or a flat in an owners' association.

What if the AI misses an emergency?

We draw up the emergency rules together with you, and the threshold is deliberately cautious: when in doubt, the report goes to the emergency service. We test that behaviour explicitly before going live.

Does it work with our management software?

Management packages with an open API are connectable, checked in the intake. If your package is not among them, we build a custom integration with a quote up front, or start with a daily handover. The overview is on the integrations page.

What does it cost, and what does it deliver?

You pay per AI minute, telephony included, plus one setup per agent with two integrations included. No annual contract, cancel monthly. What it delivers we work out together, based on your call volume and the time a report takes today. The amounts are on the pricing page.
